Cooling Season Tune-Up
Ideal in spring, before the first hot stretch. Clears the condenser coil and checks everything that can degrade over a year of use.
Smart Air AC Repair handles air conditioner repairs, replacements, ductwork and furnace service for Colorado homes and small businesses. Straightforward pricing, clean work areas and technicians who explain what they found and what it will take to fix.
Smart Air AC Repair is a local air conditioning and HVAC company working in Manitou Springs. We service residential homes, rental properties, restaurants, retail spaces and small offices across the surrounding area and the mountain corridor.
We started with one truck, one technician and a simple rule: diagnose the problem properly, quote the work honestly, and only do what the customer approves. Colorado weather changes fast, and a cooling system that worked last August can struggle by the first hot week of June. Our job is to get it back to full capacity.
Because we are local, the person who shows up already understands the housing stock, the climate and the conditions that come with mountain communities. That makes the diagnosis faster and the recommendation more realistic.
From a single capacitor to a full system replacement, we handle the cooling and heating systems that keep Colorado homes and businesses comfortable. Every job starts with a diagnosis and a written quote.
Central split systems, ducted units, mini-splits and rooftop packages. We diagnose the cause, not just the part that failed.
Air is moving but it is warm. We check the filter, blower, thermostat call for cooling, capacitor, contactor, compressor draw and refrigerant charge, then report exactly where the system is failing.
A hard start, a tripped breaker or a system that hums and stops usually traces back to a worn capacitor, loose lug or failing contactor rather than the compressor.
Grinding, squealing, rattling or whistling. We identify which assembly is making the sound and replace the motor or bearing rather than the whole blower assembly when it can be avoided.
Low charge causes poor cooling, high head pressure and long run times. We locate the leak, repair it, evacuate the system, recharge by weight and verify the readings before we call it done.
Water inside the unit, a wet ceiling tile or a puddle outside. Typically a blocked condensate line or a cracked drain pan. We flush the line, treat the pan and correct the slope so it drains properly.
A system that starts, stops, and starts again is usually starved of air. We trace the restriction back through the filter, coil, duct runs and returns rather than raising the pressure switch cut-out.
Right-sized systems for the space, the insulation and the way the home is actually used — not just the square footage on the listing.
Scheduled service that keeps the system efficient through the cooling season and catches small problems before they become expensive ones.
Ideal in spring, before the first hot stretch. Clears the condenser coil and checks everything that can degrade over a year of use.
Run in early fall so the furnace or heat pump is proven out before the first cold night arrives in the mountains.
A cracked heat exchanger is a safety issue, not a comfort issue. We inspect and report on the condition of your furnace exchanger.
If the system is sized correctly but only one part of the house is comfortable, the problem is almost always in the air distribution.
Removes dust, pet hair, insects and buildup from supply and return runs, restoring the airflow the system was designed for.
Cracks, gaps and disconnected joints in an attic or crawlspace leak conditioned air and pull in dust. We seal and re-insulate.
Damper adjustment and register replacement so bedrooms, upstairs and additions get the airflow they were supposed to get.
Higher-capacity filter media, fresh air intake and humidity control for homes with wildfire smoke, dust or allergens.
Altitude and cold snaps are hard on heating equipment. We service the systems that heat homes across our service area.
No heat, short cycling, cold air blowing or a furnace that shuts down on high limit. Ignitors, flame sensors, limit switches, blower motors and burners.
Heating and cooling from a single system. We handle reversing valve issues, defrost problems, low charge in heating mode and fan motor failures.
Radiant and hydronic systems including circulator pumps, zone valves, expansion tanks and air trapped out of the loop.
Replacement furnaces, heat pumps and high-efficiency condensing units matched to the existing ductwork and the load calculation.
Modern controls are the cheapest way to save energy and the easiest way to make a system feel better in the rooms you actually use.
Install and set up app-connected thermostats with schedules, geofencing and usage history so the system is not running in an empty house.
Separate control for bedrooms, main living areas and additions, so unused square footage stops consuming conditioned air.
Whole-house humidifiers, dehumidification and filtration to handle high-altitude dryness, wildfire smoke and seasonal dust.
The same process whether it is a small repair or a full system replacement.
Call, email or use the form. Describe the symptom and we will line up a time that fits your day.
The technician inspects the system, checks airflow and refrigerant, and identifies the real fault.
You get the diagnosis, the options and the price in writing. Nothing starts until you say yes.
Work is completed, the system is tested under load, and we walk you through what was done.
We are a small local company, which means the person who diagnoses your system is the person who explains the bill.
A dirty filter does not cause a compressor failure by itself, and a compressor failure is not always a compressor. We test until we can explain the symptoms.
If we find something that needs attention while we are in the unit, we show you and price it. You decide, not us.
Sometimes a second repair is not worth it. When that is the case you will hear it from us, along with the numbers behind it.
Protection on floors, a clean work area and a walkthrough of what was done and what to watch for.
Straight answers to what homeowners in the area ask us most often.
A capacitor swap, a relay or a condensate drain flush usually takes under an hour. A refrigerant leak repair can take longer if the lines need to be vacuumed and leak-tested afterwards. A full system replacement is normally a full day of work. We will tell you the expected time before we begin.
The most common causes are a low refrigerant charge, a frozen evaporator coil from a dirty filter, or a failed capacitor that keeps the outdoor unit from starting. Start with the filter — if it is packed with dust, airflow drops and the coil ices over. If replacing the filter does not fix it, it needs a proper diagnosis.
Your air conditioner removes moisture from the air, and that water has to drain out. A clogged condensate line full of algae, dust or mold is the usual culprit, and a cracked or misaligned drain pan is the second. Flushing the line and treating the pan gets it back to draining properly.
Standard 1-inch filters should be changed about every 30 to 90 days. Homes with pets, allergies, construction dust or heavy furnace use need the shorter end. A blocked filter makes the system work harder, raises your power bill and can freeze the coil. Check it monthly and change it as soon as it looks loaded.
It depends on the unit's age, its efficiency rating, the failure and what a comparable new system costs to run. An older system that needs a compressor replacement is usually better spent on a new high-efficiency unit. We will show you both numbers and let you decide.
Replace the filter on schedule, keep the outdoor condenser clear of weeds and debris, trim back foliage that shades the unit, and use ceiling fans to move air around so the thermostat can sit a few degrees higher. Sealing and insulating ductwork in the attic makes a noticeable difference in an older home.
Spring, before the cooling season starts, is the best window for an air conditioner tune-up — you find problems while they are still cheap to fix. A second visit in early fall keeps the heating system ready before the first cold snap.
Give us a call with your address. If we can reach you within a reasonable drive from our shop, we will take the job. If we cannot, we will tell you straight away rather than leaving you waiting.
Call the shop, send an email, or fill in the form. Tell us what the system is doing and where you are located, and we will follow up with the next step and a time that works.
Visits are scheduled within our regular hours. If you reach us outside of them, leave a message and we will follow up the next working morning.
